What is a property valuation Certificate/Report?

A Property valuation report is the official document issued by an engineering firm or a government agency that includes the summary of the property’s value – based on location, size, market rates etc. A certificate of property valuation includes the value of land and any other physical structure in the land such as building.

How do I get a Property Valuation Certificate?

Property valuation is usually conducted by the banks for the use of collateral to fund your education loan and will provide you with the copy of property valuation report conducted by their authorized valuator.

Also, you can apply for a property valuation report from your local Ward Office or hire an authorized engineering firm if not for taking an education loan.

➜ Landowner Certificate (Lalpurja)

➜ Copy of Registration Paper ( Namsari /Rajinama/ Bakaspatra )

➜ Land Revenue Receipt (Malpot Tiro Rasid)

➜ Building Approval Drawing (for valuation of building)

➜ Map of the plot prepared by the Survey Department (Blue Print)

Property valuation for student visa applications

Obtaining a student visa often requires providing proof of sufficient financial resources. For international students looking to study abroad, one way to demonstrate financial capacity is through property valuation. 

When using property as part of a student visa application, following the proper procedures to ensure your valuation is accepted is important.

The First Step: Check Visa Requirements

The specific financial requirements for a student visa can vary by country. Check the official guidelines for the embassy or consulate where you will be applying. 

For example, for a U.S. student visa, you must provide evidence that you have sufficient funds to cover tuition and living expenses for at least one year of study. Other countries may have different thresholds.

The property you intend to use should be valued high enough to reach the minimum funds required. Pay close attention to whether the guidelines specify property value versus property equity. The total property value may be higher than the Equity you hold in it.

Getting an Official Appraisal

Once you know the requirements, the next step is to get an official property appraisal. The appraisal must be done through a professional company or certified agent. It cannot simply be an estimate you determine yourself. Hiring an appraiser is essential for establishing a qualified fair market valuation.

The appraisal report should state a few key details:

  • The current fair market value of the property
  • The location and description of the property
  • The valuation dates
  • The methods used to calculate the value

Ensure the report follows all appraisal standards for the country in which the property is located. For instance, in the U.S., appraisals must conform to the Uniform Standards of Professional Appraisal Practice (USPAP). Appraisers also need to be state-licensed or certified.

Appraisal Methods

There are three main methods real estate appraisers use:

  • Sales Comparison Approach: Compares recent sales of similar properties. Look at factors like size, location, and condition.
  • Cost Approach: Calculates the current cost to rebuild the property. Accounts for depreciation.
  • Income Capitalization Approach: Estimates value through the property’s earning potential from rents or leases.

An appraiser may use one or more methods and reconcile them into a final opinion of value. Ensure the report explains the approach(es) used, reasoning, and calculations.

Using the Full Value versus Equity

For a student visa application, you must demonstrate funds equal to or greater than the appraised value. Sometimes, you can use the Equity you hold rather than the full value.

Equity is the portion of the value you own, calculated as:

Market Value – Outstanding Mortgage Debt = Equity

The embassy will likely require documentation on any loans secured by the property to verify the Equity. Make sure to have mortgage statements available.

Additional Tips for Student Visa Applications

  • Get multiple appraisals if allowed. It can strengthen your case if two valuations are reasonably close.
  • The property should be owned directly by the visa applicant or parents. Assets of distant relatives are often not accepted.
  • Liquid assets like stocks and bonds are generally easier to use than real estate equity. However, the property can still be beneficial for applicants needing other funds.
  • Only assets not required for other purposes should be dedicated to the student visa application. Using retirement accounts or emergency funds may complicate the process.
  • Some countries require property to be converted to cash before applying. Check specific policies on whether Equity can be counted directly.
  • Ensure the appraisal is dated as close to the visa application as possible. Older appraisals may need to be updated.
  • Get all mortgage statements and documentation before submitting the visa application. Please complete all paperwork to ensure the process is completed on time.
  • Research the reputability and credibility of the appraiser. Countries are looking for objective, reliable valuations from respected professionals.
  • The property should have marketability and appeal for resale. Difficult-to-sell assets may be rejected or valued lower.
  • Unencumbered, fee-simple ownership is best. Properties with multiple owners or shared deeds add complexity.

Following the proper valuation procedures and documenting the value through a professional appraisal gives you the best chance to successfully use the property for a student visa application.

Plan research requirements thoroughly and pay close attention to the details. With the proper preparation, your property equity can help pave the way for educational opportunities abroad.
